Kailua and Lanikai
The most wanted zip code on the windward side, and the one where the gap between the postcard and the paperwork is widest.
Kailua is flat, green and walkable in a way almost nothing else on O‘ahu is. You can ride a bike from Enchanted Lake to the beach without a hill worth mentioning. The town core along Kailua Road and Hamakua Drive has a grocery store, a hardware store, coffee, Kalapawai Market on the corner by the beach park, and enough restaurants that you stop driving to town on weeknights. Mornings are cool. It rains, then it stops, and the light after is the reason people move here.
Then Saturday arrives and Kailua Road backs up from the highway to the beach.
What is actually for sale
The bulk of Kailua is single-family, single-story, built between the 1950s and the 1970s on flat lots. Coconut Grove, Kaimalino, Aikahi Park, Enchanted Lake, Maunawili and the Kalaheo hillside all have their own character and their own price ceiling. Beachside streets off Kalaheo Avenue and Lanikai are a separate market entirely.
Condos and townhomes cluster near town, mostly along Aoloa Street and Aoloa Place, and they are how a lot of buyers get into Kailua at all. Lanikai itself is small, mostly older homes and hillside rebuilds, with almost no inventory in any given month.

Who buys here
Three groups, mostly. Military families out of Marine Corps Base Hawai‘i, which is a short drive up Mokapu Boulevard and makes Kailua one of the few places on the island where you can live off base and still be at the gate in ten or fifteen minutes. Mainland relocation buyers who came for a vacation and started running numbers on the flight home. And local families who have held property here for decades and are now deciding whether to sell or pass it down.
Commute and schools
Downtown Honolulu is roughly twenty five to forty minutes over the Pali off peak, and materially longer in the morning rush. Marine Corps Base Hawai‘i is close. Pearl Harbor is better reached by cutting over to the H-3 through Kane‘ohe than by taking the Pali. Schofield is a long drive from here on any route.
Public schools sit in the Castle-Kahuku complex area: Kailua High, Kailua Intermediate, and elementary schools including Kainalu, Aikahi and Enchanted Lake, plus Ka‘ohao Public Charter School in Lanikai. Mokapu Elementary serves families on base. Le Jardin Academy is the main private option on this side. Which street you buy on changes which school you are zoned for, so confirm it against the address rather than the neighborhood name.
Water and weekends
Kailua Beach Park is a long stretch of sand with a launch for kiteboarders and windsurfers on the Kalama end. Lanikai is calmer and shallower, with the Mokulua islands sitting off it and kayakers crossing all morning. Kawainui Marsh has a levee path that most people never walk. The Ka‘iwa Ridge pillbox trail above Lanikai is short, steep and crowded at sunrise.
The honest downsides
- Tourist pressure. Town parking fills, and Lanikai has no public lot, restricted street parking and no facilities. Residents deal with it year round.
- You pay a premium for the name. The same house in Kane‘ohe usually costs less.
- Flood exposure near Kawainui Marsh and Ka‘elepulu. Check the zone and quote the insurance before you get attached.
- Rain and salt air. Mildew, rust and roof wear are ordinary maintenance here, not defects.
- A lot of the housing stock is single-wall, unpermitted somewhere, and has never had air conditioning. Budget for it.
- The Pali and the Likelike both close sometimes. When they do, everyone finds out at once.
